Central Arkansas Residential Real Estate Slowdown 

Home sales are down across all metrics in central Arkansas, including Pulaski, Saline, Faulkner and White counties. The number of homes sold this year are down in all four counties. The total value of homes sold is down in White and Pulaski counties, while it’s up in Saline and Faulkner counties.  

The first five months showed numbers ahead of 2021, but the decline has corresponded with the steady increase in interest rates. October sales were down more than 28% in all four counties. It was the largest single-month decline represented across all four counties this year. 

Here’s a county-by-county breakdown: 

The number of homes sold in October was down 31% compared to numbers from the same month in 2021. Faulkner County has experienced a same-month, year-over-year decline for two months. The number of homes sold was up nearly 6% January through May, and was down nearly 7% June through October. 

Through October, the number of homes sold is down 1% compared to 2021; however, the total value of homes sold is up 10.4%. 

The number of homes sold in October was down 40% compared to the same month in 2021. Pulaski County has experienced a same-month, year-over-year decline for five months. The number of homes sold is down 11% and the total value of homes sold is down 4.3%. 

The number of homes sold was up 5% January through May, and down nearly 24% June through October. 

The number of homes sold in October was down 28% compared to the same month last year. White County has experienced a same-month, year-over-year decline for six consecutive months. The number of homes sold was up more than 2.5% January through May, but down 16.5% June through October. 

The number of homes sold through October is down 8% compared to 2021, and the total value of homes sold is down 4.8%. 

The number of homes sold in October was down 36% against sales in the same month last year. Saline County has experienced a same-month, year-over-year decline for five consecutive months. The number of homes sold is down 9%, while the total value of homes sold is up more than 5%. 

The number of homes sold was up more than 2% January through May, but down 18% June through October.
